Faced with the challenge of designing within a compact 0.85-acre site, Lenity rose to the occasion with ingenuity and precision.
Nestled along the vibrant West El Camino Real in Mountain View, California, this Tuscan-inspired, three-story, 39,000-square-foot mixed-use development demonstrates how smart, sustainable design can maximize limited space while serving the community. As neighboring communities transformed into dense housing, we brought the D’Ambrosio family’s vision of a mixed-use project that serves community needs to life.
The ground floor integrates a restaurant, retail spaces, and a covered parking area, with secure access leading to the upper floors’ state-of-the-art memory care facility. Sustainability guided the project’s design, achieving California Green Building Standards Code compliance, LEED equivalence, and incorporating 9,000 square feet of solar panels to emphasize green energy.
The family run development team and others of the local Italian restaurant Frankie, Johnnie & Luigi Too! decided to reimagine the beloved restaurant as Georgio’s Italian Grill & Pizzeria. Reduced in size but retaining its charm, Georgio’s now offers takeout and delivery to both memory care residents and the local community. The updated 5,800-square-foot space features comfortable outdoor seating, fostering a connection to the neighborhood. The kitchen, now fully electric to meet Mountain View’s regulations, retains the iconic original pizza oven. Adjacent retail spaces provide additional opportunities for local businesses, enhancing the community-focused atmosphere.
The upper two floors are dedicated to the 33,000-square-foot, 60-bed senior memory care facility. Designed with residents’ comfort and well-being in mind, each floor features communal spaces, dining rooms, and activity areas. A thoughtful mix of private, semi-private, and Jack-and-Jill suites ensures personalized care options. Balconies facing the quieter rear of the property are screened with lush landscaping, providing residents with serene outdoor spaces and privacy.
